Capability 01 of 07
Sites & Land
Vacant lots, infill parcels and constrained land — the site’s records, conditions and constraints, and what may be feasible on it.
What this capability addresses
The question before the work
Land where the question comes before the design: what the records and physical conditions show, which constraints are likely to drive cost and approvals, and what the parcel may plausibly support. SOHOXBUILT researches and screens sites for owners, buyers and project teams, develops the owner-side development strategy, and identifies which professional studies a decision actually needs — so that purchase, design and capital decisions rest on what is known and on a clear list of what is not.
Start here when the main question is the property itself — its existing conditions, constraints, access and what may be feasible on it.

Problems and project types you may bring
- Vacant lots and infill parcels being considered for purchase or development
- Sloped, narrow or otherwise constrained sites
- Access, driveway and servicing questions
- Drainage patterns and grading questions that affect what the site can carry
- Easements, setbacks and zoning as shown on record
- Lot-split, subdivision and accessory-dwelling potential
- Soil, slope or retaining conditions that may need a specialist study
- A site someone else has already priced or planned that needs a second view
Services and coordination available
What is available now
Each engagement is defined around the project. Not every service applies to every inquiry, and the scope names which do.
Records and constraint screening
Research of public records and existing information — zoning, recorded easements, setbacks, prior permits, available maps and observed physical conditions — organized into a constraints screen. Record-based screening shows what the documents indicate and where a survey or legal determination is needed; it does not establish boundaries or easement locations.
Site feasibility and development strategy
What may plausibly fit on the site, how it could be accessed and served, the likely approval path and the order-of-magnitude cost drivers, developed into a conceptual opportunity diagram and an owner-side development strategy.
Professional studies scoping
Identification of the studies the site actually needs — boundary or topographic survey, geotechnical investigation, grading and drainage design, arborist or environmental assessment — with the questions each must answer and the order in which they matter.
Onward coordination
Where a project requires surveyors, engineers, architects, contractors or other specialists, SOHOXBUILT can coordinate the appropriate parties and agency processes. Third-party professional and contractor services are separately scoped and priced unless the project proposal expressly states otherwise.
What you may receive
Depending on the agreed scope, a Sites & Land engagement may produce:
- Site feasibility brief
- Records and constraints matrix, with sources
- Site constraint diagram
- Conceptual opportunity diagram or preliminary development envelope, where appropriate — marked as conceptual, not surveyed
- Access and servicing considerations
- Risk and unknowns register
- Required professional studies matrix
- Recommended next-step scope
Professional, survey and approval boundaries
SOHOXBUILT’s record research screens what the documents show; it is not a survey or a legal determination. Property lines, easement locations and boundary, topographic and ALTA surveys are established by a licensed land surveyor; geotechnical conclusions by a licensed geotechnical engineer; engineered grading and drainage plans, subdivision maps and stamped civil drawings by the appropriate licensed professional. SOHOXBUILT scopes and coordinates these when a project needs them. Title, valuation and legal questions remain with the owner’s own advisers.

Start a conversation with the general location, a short description of the property or problem, what you are trying to do, your timing, and who else is involved. Use Start a Project or the email link below to write to built@thesohox.com.
Sites & Land
Start a ProjectDrawings, surveys and agency correspondence may be requested later through an agreed receipt process. Please do not send sensitive documents with your initial inquiry.
Initial inquiries are reviewed and answered personally. The initial Fit Review determines project suitability and is not itself an engineering assessment. Substantive analysis begins after the scope and engagement are agreed. Sending an inquiry does not create an engagement; that begins only with a signed scope.
