Capability 02 of 07
Buildings & Redevelopment
Existing houses, small multi-unit and light commercial buildings — what the building could become through addition, conversion or repositioning, and what it would take.
What this capability addresses
The question before the work
Buildings being bought, added to, converted or repositioned, where the value lies in what the structure could become and the risk lies in what it is now. SOHOXBUILT reviews the existing building and its records, develops preliminary concept options, layouts and massing, frames scope and cost, considers constructability, and lays out the path from concept to permitted work — with the questions that need licensed confirmation named early.
Start here when the main question is an existing building and what it can become.

Problems and project types you may bring
- A house, small multi-unit or mixed-use building under consideration for purchase
- Additions, accessory dwelling units and vertical or rear extensions
- Conversions and changes of use
- Renovations intended for resale or long-term hold
- Unpermitted work discovered in an existing building
- A structure that may need a licensed structural or specialty assessment before a decision
- A redevelopment plan whose permit path has not yet been mapped
Services and coordination available
What is available now
Each engagement is defined around the project. Not every service applies to every inquiry, and the scope names which do.
Existing-building review
Review of the building as observed and as recorded — permits, available drawings, visible conditions and apparent unpermitted work — with the items that need structural, architectural or specialty confirmation named explicitly.
Concept development
Preliminary concept options, layouts and massing for an addition, conversion or redevelopment, reviewed against known zoning and code requirements and constructability considerations, with assumptions and open questions documented.
Scope, cost and roadmap
A scope framework, order-of-magnitude cost framework, phasing and permit-path strategy, so an owner can decide whether and how to proceed before commissioning full design.
Onward coordination
Where a project requires surveyors, engineers, architects, contractors or other specialists, SOHOXBUILT can coordinate the appropriate parties and agency processes. Third-party professional and contractor services are separately scoped and priced unless the project proposal expressly states otherwise.
Global ideas · Local performance
Learning globally. Designing for the place.
SOHOXBUILT looks beyond a single market for ideas. Through continued research into international architecture, construction methods, exhibitions, manufacturers, material systems and emerging building technologies, the practice studies how different regions respond to climate, comfort, density, energy, longevity, craft and daily life.
The objective is not to reproduce another country’s architecture unchanged. Promising ideas are evaluated against the project’s location, climate, codes, construction practices, labor, availability, maintenance requirements, budget and cultural setting before they are adapted locally.
Where the site and scope allow, SOHOXBUILT considers how orientation, daylight, shading, natural ventilation, landscape, efficient building envelopes, electrification, renewable-energy readiness, water use and lower-impact materials can improve how a building performs and how it feels. These considerations are integrated with contemporary architecture rather than treated as decorative sustainability features added at the end.
Connected to nature
Use light, air, landscape, views, materials and spatial transitions to strengthen the relationship between the building and its environment.
Designed for energy and performance
Consider passive design, efficient systems, durable envelopes and clean-energy opportunities early enough to influence the project rather than retrofit them later.
Contemporary, not temporary
Use modern technology and design thinking while prioritizing durability, maintainability, adaptability and lasting visual quality.
These are strategies evaluated according to the site, client priorities, feasibility and the agreed scope, not features of every project. LEED and other recognized sustainability frameworks may inform project strategies where appropriate. Formal certification, energy modeling and specialized environmental analysis are separately scoped and coordinated with qualified professionals when required.
SOHOXBUILT’s design perspective continues to evolve through exhibitions, international markets, manufacturers, designers, technical research and direct study of how buildings are made and experienced in different parts of the world. Newness alone is never the standard; suitability, performance and lasting value are.
What you may receive
Depending on the agreed scope, a Buildings & Redevelopment engagement may produce:
- Existing-building assessment brief
- Redevelopment opportunity summary
- Preliminary concept options
- Preliminary layout and massing diagrams
- Scope framework
- Order-of-magnitude (ROM) cost framework
- Constraints and assumptions register
- Redevelopment roadmap and permit-path outline
- Professional-services matrix
Professional, survey and approval boundaries
SOHOXBUILT’s concept, layout and massing work is preliminary: it explores what the building could become and records what must be confirmed. It is not a final code determination, a structural evaluation or a permit set. Where a project requires them, structural assessment and engineering, architectural construction documents and other stamped work are provided by the appropriate licensed professionals, and construction by a licensed contractor. SOHOXBUILT does not act as the architect, engineer or contractor of record.

Start a ProjectDrawings, surveys and agency correspondence may be requested later through an agreed receipt process. Please do not send sensitive documents with your initial inquiry.
Initial inquiries are reviewed and answered personally. The initial Fit Review determines project suitability and is not itself an engineering assessment. Substantive analysis begins after the scope and engagement are agreed. Sending an inquiry does not create an engagement; that begins only with a signed scope.
