What is available now
Each engagement is defined around the project. Not every service applies to every inquiry, and the scope names which do.
Owner’s representation
Management of the project on the owner’s behalf through design, bidding, permitting and construction: execution plan, master schedule, budget tracking and decision management.
Bidding and contractor coordination
Bid packages and bid comparison, contractor coordination, submittal, change-order and pay-application review, and owner-side progress observations against the approved documents, with issues tracked to resolution.
Independent review
Owner-side review of drawings, budgets and work produced by others: whether the documents appear complete for their stated purpose, whether the budget reflects the scope, and whether observed work appears consistent with what was approved.
Onward coordination
Where a project requires surveyors, engineers, architects, contractors or other specialists, SOHOXBUILT can coordinate the appropriate parties and agency processes. Third-party professional and contractor services are separately scoped and priced unless the project proposal expressly states otherwise.

Professional, survey and approval boundaries
SOHOXBUILT manages, observes and reviews on the owner’s behalf. Its observations and reviews do not replace required inspections, special inspections, testing or certifications, and do not relieve the contractor of its obligations, including responsibility for construction means, methods and site safety. Design and engineering remain with the licensed professionals of record and construction with the licensed contractor; SOHOXBUILT does not self-perform construction or hold the building permit as contractor.

Project Delivery & Coordination
Start a ProjectDrawings, surveys and agency correspondence may be requested later through an agreed receipt process. Please do not send sensitive documents with your initial inquiry.
Initial inquiries are reviewed and answered personally. The initial Fit Review determines project suitability and is not itself an engineering assessment. Substantive analysis begins after the scope and engagement are agreed. Sending an inquiry does not create an engagement; that begins only with a signed scope.
Based in San Francisco. Selected projects in other locations are considered case by case.
