SOHOXBUILT / Capabilities

Capability 05 of 07

Interiors & Remodeling

Interior planning, layouts, materials, fixtures and finishes for renovation projects — developed with the owner and carried through the build.

What this capability addresses

The question before the work

Renovation projects where the decisions are about how a space works and what it is made of — layout, materials, fixtures and finishes. SOHOXBUILT develops the interior plan and design intent with the owner, selects and schedules materials, fixtures and finishes, frames budget and procurement, and coordinates those decisions with the architect, engineer and contractor where the work involves them, so the intent survives the build.

Problems and project types you may bring

  • Kitchen, bath and whole-unit remodels
  • Layout changes within an existing footprint
  • Material, fixture and finish selection and scheduling
  • Reconciling a design intent with what the contractor is pricing
  • Interior work that touches structure, plumbing or electrical and needs a licensed professional
  • Renovations intended for resale where cost and finish level must be balanced

Services and coordination available

What is available now

Each engagement is defined around the project. Not every service applies to every inquiry, and the scope names which do.

01

Interior planning and layouts

Layout options within the existing building, developed into design-intent plans, with the structural, mechanical, egress or code questions each raises named for the licensed professionals where they apply.

02

Materials, fixtures and finishes

Selection of materials, fixtures, finishes and equipment, documented in finish and fixture schedules and a product and source matrix, with budget implications visible. These are owner and product selections; technical specifications a licensed professional must issue remain with that professional.

03

Budget, procurement and coordination

Budget framework, remodeling scope and procurement tracking, and coordination between the owner, the contractor and any architect or engineer involved through construction, with decisions logged and carried through.

04

Onward coordination

Where a project requires surveyors, engineers, architects, contractors or other specialists, SOHOXBUILT can coordinate the appropriate parties and agency processes. Third-party professional and contractor services are separately scoped and priced unless the project proposal expressly states otherwise.

Materials · Craft · Technology

A wider world of possibilities.

Interior and remodeling work should not be limited to the products, materials and conventions most familiar in one local market. SOHOXBUILT follows international exhibitions, designers, manufacturers, fabrication methods, material developments and home technologies to discover ideas that may improve the quality, performance and character of a project.

Global sourcing is not pursued for novelty alone. Products and systems are considered for code acceptance, tested performance, environmental impact, durability, maintenance, warranty, supply continuity, installation knowledge, replacement availability and total cost before they are recommended for a U.S. project.

The aim is to create spaces that feel contemporary and visually refined while remaining practical to build, comfortable to occupy and appropriate to their location.

Design considerations, where relevant

  • Natural light and connection to landscape
  • Healthy, durable and lower-impact materials
  • Efficient lighting, heating, cooling and water systems
  • Adaptable layouts and integrated storage
  • Contemporary fixtures and home technologies
  • Craftsmanship and material traditions from different regions
  • Responsible international sourcing where a product offers genuine project value

Imported materials, new systems and performance strategies are considered where they suit the project, the client’s priorities and the agreed scope; none is assumed for every project. LEED and other recognized sustainability frameworks may inform project strategies where appropriate. Formal certification, energy modeling and specialized environmental analysis are separately scoped and coordinated with qualified professionals when required.

SOHOXBUILT’s design perspective continues to evolve through exhibitions, international markets, manufacturers, designers, technical research and direct study of how buildings are made and experienced in different parts of the world. Newness alone is never the standard; suitability, performance and lasting value are.

What you may receive

Depending on the agreed scope, an Interiors & Remodeling engagement may produce:

  • Layout options
  • Design-intent plans and diagrams
  • Finish and materials schedule
  • Fixture and equipment selections
  • Product and source matrix
  • Procurement matrix
  • Budget framework
  • Remodeling scope
  • Decision log
  • Professional handoff items

Professional, survey and approval boundaries

Where a remodel touches structure, egress, plumbing, mechanical, electrical or energy compliance, the drawings, calculations and approvals the jurisdiction requires are provided by the appropriate licensed professionals, and the work by licensed contractors. SOHOXBUILT develops interior layouts, design intent and selections and coordinates them with those parties; it does not act as the architect, engineer or contractor of record where those licensed roles are required.

Drawings, surveys and agency correspondence may be requested later through an agreed receipt process. Please do not send sensitive documents with your initial inquiry.

Initial inquiries are reviewed and answered personally. The initial Fit Review determines project suitability and is not itself an engineering assessment. Substantive analysis begins after the scope and engagement are agreed. Sending an inquiry does not create an engagement; that begins only with a signed scope.

Based in San Francisco. Selected projects in other locations are considered case by case.
